A defining milestone of my internship was conducting a physical site inspection in Wakayama Prefecture. Sourcing residential properties and conducting hands-on field due diligence transformed my understanding of real estate from digital data points into tangible physical structures. During this field trip, I participated in the full due diligence lifecycle: walking through the property to evaluate foundation integrity, layout functionality, and structural wear; categorizing site photography logs; collaborating with repair specialists to evaluate project feasibility; and compiling raw field observations into a formal inspection report delivered on deadline. To streamline our team’s growing portfolio, I took the initiative to build a centralized tracking document to monitor active client pipelines, pending inspection drafts, and team follow-ups. Moving our workflow to a centralized tracking system drastically improved our operational oversight.
